Casa Loma Heritage Conservation District Study
The Casa Loma Heritage Conservation District (HCD) Study encompasses 516 properties in a residential neighbourhood named after the “Casa Loma” estate developed by Sir Henry Pellatt before WWII. The neighbourhood consists of houses built between the late 19th and mid-20th centuries in the Arts and Crafts, Tudor Revival, Edwardian, and Georgian Revival styles. The Study objectives were to identify and assess its cultural heritage values and attributes and to develop a strategic approach for their conservation. An extensive built form analysis was completed of the buildings’ typology, architectural styles, building heights, roof types, materials, and dates of construction. The heritage character analysis was based on the field analysis and historical research. A Statement of Significance was developed for the area based on O. Reg 9/06 and included a detailed list of heritage attributes. The project team recommended alternative approaches for conservation, including individual property listing and designation, design guidelines, and other planning and policy tools. EVOQ, with our public engagement consultants, completed three community advisory sessions and two community consultation sessions over the course of the study. The HCD Study was presented to the Toronto Preservation Board in July 2018. It included recommendations to proceed with developing HCD Plans for Hilton Avenue and Wells Hill Avenue. The final report was built to be AODA compliant.
